We provide a complete service, whereby all marketing, booking and customer support are expertly managed on behalf of our owners. With more and more people choosing to take self-catering holidays, it’s little wonder that letting out a holiday property is such a popular move. Every member of staff plays a significant role in the smooth operation of our business. We take much of the risk, worry and hard work out of letting, leaving you free to enjoy the fruits of your investments however you choose.
We offer a truly personal service and have inspected every property on this website to ensure it meets the high standards set by us to maximise the enjoyment of your stay. To our clients we offer a complete turnkey management service including cleaning, maintenance, laundry services and much more so they have complete peace of mind and a worry-free letting service.
Unlike many other agents, Keepers Cottages offer a very flexible arrangement, enabling owners to use their cottage whenever they choose. Our only requirement is that you inform us in advance.
To our customers we can offer everything from a family holiday, to a couples retreat through to large party bookings of up to 18 all at a consistent beautiful standard.
We offer two levels of service:
FULL MANAGEMENT Service
Perhaps you don’t live locally or you would prefer to leave the everyday management to us.
Having a reliable and thorough person in place to clean and oversee the maintenance of your property is essential in building future occupancy. In many ways, the housekeeper is the most important member of the team. That’s why at Keepers Cottages we have our own in house one-stop-shop Housekeeping and Property Maintenance team.
We have an impressive team of experienced cleaners who will ensure that your cottage is cleaned and prepared to the highest standard. A member of our management team check the property after the clean.
We offer a full laundry service for bed linen and towels.
Carpet and upholstery cleaning.
- Welcome pack, hampers
We can provide hampers for guests should you so wish.
- Spring clean
We offer spring-cleans and end of season cleans
- Key holding
We will hold a set of your cottage keys and make sure the holidaymaker has the details to retrieve their keys for their holiday
We have a number of reliable and trustworthy tradesmen in the area that can take care of any maintenance work, large or small.
- Gas safety/Electrical testing
We will ensure that these checks are carried out yearly and will keep a record on our system. We will oversee any works that may have to be carried out to ensure they obtain their certificate.
- Routine security and maintenance checks
We will make regular inspections to check the security of the cottage, inspect and report to you any damage. We will be available as an emergency contact. If we identify a problem, we will seek your authority and then contact the relevant tradesmen, organize quotes and oversee the work being carried out.
This will suit if you are on hand to manage the day-to-day running of the property yourself or choose to do so through your own housekeeper.
- Free consultation and advice
We will meet you at your property and suggest any improvements and help you decide what to change to secure more bookings. We will advise you on all aspects of letting your cottage, including fittings, minimum standards, insurance, trusted suppliers, legal matters.
- Marketing and advertising
Extensive marketing through our website, Google ads, local and national press. Our advertising strategy aims to ensure that you receive maximum exposure to the market.
- Legal matters
As part of our contract with you it is a requirement that you have in place Public and Property Owner’s Liability insurance cover. We can put you in touch with companies who specifically deal in holiday home insurance and offer our homeowners competitive rates along with sound advice
Keepers Cottages website offers real-time information on availability and online reservations, plus many interactive features which help customers find their perfect holiday home. As soon as your property is listed on our bespoke booking system it immediately features on the website.
- Bookings and queries
We handle all the bookings 7 days a week either using our fast and efficient on line booking software system or by email or telephone. We make sure that the holidaymaker has all the information they need to reach and gain access to your cottage.
- Receive all payments
On your behalf, issue reservation details to the holidaymakers.
- Monthly statements
We provide you with statements detailing income and expenditure
- Health and safety
We can advise on all aspects of Health and Safety regulations, keeping you up to date with any changes.
- Regular booking updates
We will keep you up to date with any bookings and payments. Once a month we will send you details of confirmed bookings and a forward booking schedule.
- Local knowledge
All our staff have years of local knowledge and many have grown up in the area. This is an invaluable tool when speaking to visitors. Many who are eager to get local recommendations of where to go in the area, during the course of their stay, along with any local events and hidden treasures.

Our fee structure is very straightforward:
- Setup fee of £150 + VAT – this covers a property visit, assessment and advice, photography and copywriting, inclusion onto the website.
- 20% commission + VAT – this covers all your marketing costs, enquiry, payment and booking management, account statements, legal paperwork and customer feedback.
- Additional services – cleaning, maintenance, laundry are all charged at varying rates, please ask for further details and prices.23% commission + VAT – Joint agency fee
One of our members of staff will visit you at your property to talk things over further. There are no ties and no fee – this free visit simply allows us to gain a better understanding of your expectations and get a feel for your property. At this stage we can discuss your projected income, the level of service you may require and also suggest ways of improving your property’s letting potential with ideas ranging from minor garden and decor changes to major development advice. There’s no “hard sell” – we will simply give you an honest and professional opinion as to the appeal and marketability of your property.
