"A beautiful house! Perfect for family celebrations. The dining room was cosy and a lovely space for hosting a beautiful birthday dinner. It was great to have two living rooms. And gorgeous to light the fire! And what an amazing kitchen. The house is full of beautiful art and pottery. It really felt like a home away from home. The fact that almost every room has its own en suite bathroom makes for a very comfortable stay as well. It was a wholesome weekend and we’ve made some lovely memories. Would definitely recommend."

"Myself and 6 friends had a wonderful weekend at Moat Farm House. It was exactly what we wanted - quiet, cosy, plenty of space and comfortable. Everyone had their own bedroom, which was really nice (very comfy, lovely beds). We relaxed by the fire, chatted, cooked nice meals (in a very expansive kitchen with everything we needed). We did a recommended walk on one day which was a loop back to the house, so explored the area, but January not as pretty as Spring i'm sure. A few decided to pop to the town of Sandwich to have a look around (10minute drive), so as an option of something to do, that was very easy and accessible.
I would really recommend Moat Farm House - the decor and ambience was homely, quirky and interesting - and so much space! Would book again."

"What an amazing house in a lovely location and brilliant for our family get together to celebrate a big birthday. The stairs are a little steep and as you would expect for such an old house so need to be aware in case of small children or anyone slightly infirm. However the little attached cottage is new and carpeted so a great addition. The pictures do not really do the house justice and it would be lovely to know more of the history. It is a home from home with 100s of books to read, the table tennis/darts barn was a boost and the mix of old and new meant it was very comfortable. The log burner was brilliant for the evenings. Making brekky with half the stable door open you could hear the church bells.. Great for our small dog as a safely garden at the end of a quiet lane with a short walk into the village. I appreciated quick response form the team, confirming on early entry and heating and just a stunning house and location/space. We had a brilliant time so no complaints at all - wish we could have stayed longer...PS the little labels on light switches, drawers etc really helped as there is just so much there! Just fabulous.."

Ground floor

Kitchen

The exceptional kitchen has been significantly extended by the current owners and is extremely spacious, modern and well equipped. To the west are folding doors leading to the lawn and garden and the large outside table.

There are three ovens (one a Siemens fast heating tower oven) and a wood-fired eco-range. This provides a glass-fronted wood-burning stove for the cooler months. There is also a large integrated microwave. Coffee machine takes the
ordinary Nespresso capsules and there are several cafetiéres as well.

There is a triple sink with detachable tap, two dishwashers, Quooker constant boiling water tap, Fisher and Paykel fridge freezer with an ice maker and cool water filter. There is a larder with plenty of space for food storage, a wine cooler and a six ring gas hob.

The recycled quarry tile floor has underfloor heating. The original Tudor bricks on one of the walls have been exposed to wonderful effect.

Study

This leads off the kitchen and can be a useful place to store bags, computers etc out of the way.

A very few steps away across the drive is the newly built utility room/boot room. This has a washing machine, dryer, another dishwasher, triple sink and a very large ceiling pulley drying rack. There is plenty of space for boots, coats etc. There is also a large extra deep freeze and overflow fridge.

Sitting Room

A beautiful room with the original Tudor window to the rear, exposed beams, an inglenook fireplace containing a wood burning stove, a "smart" TV and three large comfortable sofas.

Stone flagged floor and more exposed beams and a stained glass panel above the front door depicting the family crest of the builder of the house in 1575.

We would respectfully ask that the following house rules are adhered to, to avoid any damages. Should any damages arise please note charges may be taken from your security deposit.

Moat Farm House works really well for low key family celebrations and relaxed weekends. You may be asked to leave if you do not adhere to the house rules.
Please note check out is 10am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
Smoking is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Please be respectful to neighbours. Quiet hours are between 11pm and 9am.
Parties and loud music are not permitted.
Stag and hen parties are not allowed at this property.

Strictly no fireworks or Chinese Lanterns – these are not countryside friendly.
Your group must agree to behave in a considerate way to the people living near the property, (especially given the village location) and to respect their privacy and peace at all times.
If there is extra cleaning above and beyond our generous allocation for a normal clean, we have the right to retain an agreed fee for any work carried out for excessive cleaning and this will be at the owner's discretion. Please ensure cookers are left clean, dirty dishes washed and put away and food cupboards and freezers are cleared out.



Local Information

Set in 6 acres, it is surrounded by its own land on the edge of the lovely village of Ash, only 3 miles from Sandwich, one of the best preserved medieval towns in England. The grounds extend to the churchyard of St Nicholas, Ash, a church dating mainly from the fourteenth century. The village has a mini-supermarket and a late night shop as well as a small Boots. The medieval village pub is very popular. Juliet's Farm shop and restaurant are visited by people from far and wide. All these amenities are within a few minutes' walk of the house. The lovely town of Deal is only a 15 minute drive and Canterbury is about 15 minutes. Ramsgate, Margate and Broadstairs are only a short drive away where there are lovely sandy beaches.
