"A gorgeous period house set back from the road at the edge of a village. Lovely garden, with access to footpaths and trails right from the back gate in the garden. Huge, well appointed kitchen, and plenty of room for our two families with teenage kids and a dog. Modern showers and lighting, all very comfortable. Highly recommended if you’d like to experience period country living. Doggie was in heaven, compared to his normal mid-terraced London patio garden. A great base to explore the white cliffs, Canterbury, as well as the beaches in the north. Thank you for the lovely week that we were able to spend with some dear friends after many months of lockdown. We were pleasantly surprised by how well the kitchen was appointed and loved the access to paths and trails from the garden."
"This home is beautiful and spacious. Huge kitchen/dining area, two very large family rooms and beautiful grounds. All rooms either have an en-suite or a bathroom right outside the door. There is a granny annex for a lucky couple as well with their own living space/kitchen. The house is walkable to a little coop, boots and a pub - and a short drive to a local farm shop. Great location and wonderful home."

Everything we needed for a fabulous weekend. There is so much space and the kitchen is huge. Perfect for those who love to cook and great for a large group. Kitchen
The exceptional kitchen has been significantly extended by the current owners and is extremely spacious, modern and well equipped. To the west are folding doors leading to the lawn and garden and the large outside table.
There are three ovens (one a Siemens fast heating tower oven) and a wood-fired eco-range. This provides a glass-fronted wood-burning stove for the cooler months. There is also a large integrated microwave. Coffee machine takes the ordinary Nespresso capsules and there are several cafetiéres as well.
There is a triple sink with detachable tap, two dishwashers, Quooker constant boiling water tap, Fisher and Paykel fridge freezer with an ice maker and cool water filter. There is a larder with plenty of space for food storage, a wine cooler and a six ring gas hob.
The recycled quarry tile floor has underfloor heating. The original Tudor bricks on one of the walls have been exposed to wonderful effect.
Study
This leads off the kitchen and can be a useful place to store bags, computers etc out of the way.
A very few steps away across the drive is the newly built utility room/boot room. This has a washing machine, dryer, another dishwasher, triple sink and a very large ceiling pulley drying rack. There is plenty of space for boots, coats etc. There is also a large extra deep freeze and overflow fridge.
Sitting Room
A beautiful room with the original Tudor window to the rear, exposed beams, an inglenook fireplace containing a wood burning stove, a "smart" TV and three large comfortable sofas.
Main Hall
Stone flagged floor and more exposed beams and a stained glass panel above the front door depicting the family crest of the builder of the house in 1575.

We would respectfully ask that the following house rules are adhered to, to avoid any damages. Should any damages arise please note charges may be taken from your security deposit.
Moat Farm House works really well for low key family celebrations and relaxed weekends. You may be asked to leave if you do not adhere to the house rules.
Please note check out is 10am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
Smoking is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Please be respectful to neighbours. Quiet hours are between 11pm and 9am.
Parties and loud music are not permitted.
Stag and hen parties are not allowed at this property.
Strictly no fireworks or Chinese Lanterns – these are not countryside friendly.
Your group must agree to behave in a considerate way to the people living near the property, (especially given the village location) and to respect their privacy and peace at all times.
If there is extra cleaning above and beyond our generous allocation for a normal clean, we have the right to retain an agreed fee for any work carried out for excessive cleaning and this will be at the owner's discretion. Please ensure cookers are left clean, dirty dishes washed and put away and food cupboards and freezers are cleared out.
