Keepers Cottages are delighted to present Pond Cottage. The grade II listed building, situated in the ancient village of Adisham, was once a pair of 17th Century dwellings & has clear views across to the village green – the former pond possessing an intriguing history – and the imposing Norman church of The Holy Innocents.

The property has recently been extensively renovated to a very high standard. The result is a stunning light-filled house providing for a relaxing, comfortable & unique holiday, while retaining the historic authenticity of this exquisite family home. Careful research has gone into sourcing furniture and fittings, with particular attention given to the colour pallet of each room. A feast for the eyes is presented through each doorway.

There are refurbished wooden floors throughout, a fully equipped kitchen with underfloor heating & casual dining area, useful utility room, formal dining room, 2 reception rooms and 5 bedrooms. A large upstairs bathroom is complemented by a spacious downstairs shower room. The gated garden wraps around the full width and side of the house, where a generous gravel drive easily accommodates 3 cars. The beautiful large garden is planted with birch trees, willow and eucalyptus as well as mature apple trees, damson, plum trees and cherry, along with informal flowerbeds and open lawns. There is a securely covered well and a tree house for children to be used under adult supervision.

The village’s railway station (8 mins walk) runs direct services to London Victoria, central Canterbury and Dover. Deal, Sandwich and Whitstable are 20 minutes drive, with Canterbury 10 minutes away.
Journey time from Canterbury to London via the hi-speed rail to St Pancras is less than an hour.
The cottage is near the North Downs Way, with easily accessed trails through the village’s woods containing sweet chestnuts and diverse tree species. The area is popular with walkers and cyclists. The region is known for its high quality local produce, game and vineyards, village pubs, as well as visitor attractions, historic destinations and wildlife parks.

The ‘front door’ is actually a side door, leading you in via the utility room. Another door provides direct access to the garden from the dining room.

Ground Floor

The fully equipped, double aspect fitted kitchen has a range cooker with gas hob & electric oven. The 18th century terracotta floor has the luxury of underfloor heating in cooler months. There is everything you will need to entertain & cater for your group, including all of the smaller electrical appliances you would expect in a property of this size. A circular antique kitchen table comfortably seats 4-6 people & creates a more casual dining area within the cosy kitchen.
*Please note the wood burning stove in the inglenook is not available for guests’ use.

Dining Room
The formal dining room with views to the main garden is a beautiful and intimate place to entertain. An antique table seats 8-9 people, while a large period dresser brings charm to this lovely room.
*Please note the crockery on the dresser is for display proposes only. There is enough glass & china in the kitchen to ensure you will have all you need for your time spent at Pond Cottage.

Main Reception Room
The large pillared reception room has a selection of comfortable soft seating, smart TV, antique wooden furniture and rugs. A large inglenook fireplace houses the larger of the 2 wood burning stoves in the property, both of which are for guests’ use.
*The owners will provide a starter amount of logs & kindling to get you going. Extra logs must be ordered & paid for via Keepers Cottages at time of booking.

Second Reception Room
This pretty room overlooks the small side garden and has an upright piano, Edwardian sofa and a small antique glazed cast iron stove. The owner has reliably informed us it is extremely efficient & easy to operate!
*The owners will provide some small logs & kindling for this stove to get you going. Extra small logs must be ordered & paid for via Keepers Cottages at time of booking.

Utility Room
Useful utility room with oiled work surfaces, butler sink, washing machine & vented dryer.

Shower Room – Ground Floor
The newly installed shower room has a hand-basin, WC, enclosed glazed shower & upright ladder style heated towel rail. Touch-sensitive mirror light and shaver socket. Non-slip pretty floor tiling.

First Floor

Solid-wood staircases located at either end of the property lead you to the bedrooms and second bathroom. The entire first floor is accessible from both staircases.

Bedroom One
The warm yellow bedroom with double aspect views to the main garden and village street is reached via the staircase leading from the kitchen. Antique double bed, chest of drawers, vanity area & pretty original fireplace.
*Please note the fireplace is no longer in use.

Bedroom Two
The restful green and equally comfortable second bedroom has another antique double bed, chest of drawers & garden view. Original 17th century wall timbers. A shuttered internal window – discovered during renovations – allows peeks into Bedroom Four.

Bedroom two leads through to an ochre-coloured hallway & to the second bathroom.

Bathroom Two – First Floor
Family bathroom with ceramic hand-basin, WC & the cottage’s original 1926 bathtub, which has been re-enamelled. Touch-sensitive mirror light and shaver socket.

Bedroom Three
Pretty single sky-blue bedroom with Victorian cast iron single bed, some storage & view to church and orchard.

Bedroom Four
The third double bedroom is painted in a youthful pale green and has a double bed, some storage & the original fireplace. Views to garden and rooflight. The original 17th century turned staircase leads down to the main reception room.
*Please note the fireplace is no longer in use.

Bedroom Five
Directly accessed from bedroom four. This bright turquoise double aspect bedroom has full-size bunk beds. Original 17th century wall timbers. Chest of drawers & views to the main garden and village.
*This room would suit older children or teenagers.
