Moat Farm House is a truly special Tudor farmhouse, beautifully restored to celebrate its remarkable history while creating a wonderfully comfortable country home for multi-generational family gatherings and special stays. Set within six acres of its own grounds, the house is full of character, with exposed beams, original Tudor brickwork, stone floors, inglenook fireplaces and centuries-old details sitting alongside thoughtfully chosen antiques and more contemporary furnishings. The result is a house that feels impressive but also warm, welcoming and made to be enjoyed. At the heart of the house is the exceptional farmhouse kitchen, a beautifully designed space made for long breakfasts, relaxed lunches and evenings spent cooking together. Folding doors open directly onto the garden, while elsewhere three elegant reception spaces provide plenty of room for everyone to spread out, whether gathering around the fire, settling in with a book or enjoying dinner around the long table. Across the main house and adjoining cottage are seven bedrooms and six bath or shower rooms, including four en suites, giving larger groups an excellent balance of shared space and privacy. The adjoining cottage also has its own sitting room and secondary kitchen, making it particularly useful for extended families or guests wanting a little more independence. Outside, the gardens are every bit as special as the house. Deep cottage-style borders, sweeping lawns and views towards the village church and surrounding countryside create a peaceful rural setting, with several different places to sit and enjoy the grounds. A large outdoor dining table beside the kitchen seats up to sixteen guests, making summer lunches and long evenings outside a real highlight. A beautiful thatched barn within the grounds houses a games room with table tennis, giving children and teenagers somewhere of their own to retreat to, while the generous gardens offer plenty of space for everyone to relax. Property Details

Kitchen

Spacious and well equipped farmhouse kitchen. Folding doors open onto the lawn and garden, with a large outdoor dining table beyond.

The kitchen has three ovens, including a Siemens fast-heating tower oven, as well as a wood-fired eco range with glass-fronted wood-burning stove for the cooler months. There is also a large integrated microwave, Nespresso coffee machine using standard capsules and several cafetieres.

Further features include a triple sink with detachable tap, two dishwashers, Quooker boiling water tap, Fisher & Paykel fridge/freezer with ice maker and filtered water, a wine cooler, six-ring gas hob and a large larder with plenty of food storage.

There is a small round breakfast table in one corner with bench seating and chairs as well as a second larger kitchen table and chairs.

The recycled quarry tile floor has underfloor heating and one wall features beautifully exposed original Tudor brickwork.

Study

Located just off the kitchen, this is a useful space for storing bags, laptops and other belongings out of the way.

Utility/Boot Room

Located a few steps across the drive in a separate utility room. There is a washing machine, tumble dryer, additional dishwasher, triple sink and large ceiling pulley drying rack, together with plenty of space for boots and coats. There is also an additional deep freezer and overflow fridge.

Sitting Room

Beautiful sitting room with an original Tudor window, exposed beams and an inglenook fireplace with wood-burning stove. There are three large comfortable sofas and a Smart TV.

Main Hall

Impressive entrance hall with stone-flagged floor, exposed beams and a stained-glass panel above the front door depicting the family crest of the original builder of the house in 1575.

Bedroom One (Twin)

Ground floor bedroom with two single beds. Particularly useful for older guests, being on the ground floor.

En Suite Wet Room

Walk-in shower and basin.

Downstairs Cloakroom

Drawing Room

More formal reception room with wood-panelled walls, two sofas, shuttered windows and an inglenook fireplace with open fire.

With a King size bed, wardrobe and chest of drawers. En-suite bathroom with a bath and walk in shower, basin and WC.

Wonderful large garden with several seating areas and a large outdoor dining table seating up to sixteen guests. A BBQ is also available.

Thatched Barn

The thatched barn houses an unheated games room with a table tennis table.

There is a ground floor bedroom with an adjoining wet room, although the property has not been specifically adapted for wheelchair or accessibility requirements. Please note that the utility/boot room is located separately, a few steps across the drive.

There is ample parking around the house, including parking close to the side entrance of the kitchen.

  • Bed linen and towels are provided.
  • Wi-Fi is available throughout the property.
  • Central heating throughout.
  • Dogs are welcome for an additional charge of 25 per dog.
  • The garden has been enclosed as far as possible to help contain smaller dogs, although guests should not assume that it is completely escape-proof.
  • There is a pond within the grounds. Gates can be kept closed to help prevent younger children from accessing the pond unaccompanied.
  • There is a wood-burning stove in the sitting room and a wood-fired eco range with glass-fronted stove in the kitchen.
  • There is also an open fire in the drawing room.
  • The separate thatched barn contains an unheated games room with table tennis table.
  • There are extensive kitchen and utility facilities including multiple ovens, dishwashers, additional fridge/freezer space and laundry facilities.

  • We would respectfully ask that the following house rules are adhered to, to avoid any damages to this beautiful holiday home. Should any damages arise, charges may be taken from your security deposit.
  • Moat Farm House works particularly well for relaxed family gatherings and low-key celebrations. Parties and loud music are not permitted.
  • Please note check out is at 10am. Please ensure you vacate the property on time to allow our housekeepers to prepare the house for incoming guests.
  • Smoking is not permitted in the property at any time.
  • For insurance purposes, the number of guests must not exceed the stated maximum occupancy of the property.
  • For fire safety reasons, candles must not be used within the property.
  • Please be respectful to neighbours and other residents in the village. Quiet hours are between 11pm and 9am.
  • Stag and hen parties are not permitted at this property.
  • Fireworks and Chinese lanterns are strictly prohibited.
  • Guests are expected to behave considerately towards neighbouring properties and respect their privacy and peace at all times.

Ash

Set in 6 acres, it is surrounded by its own land on the edge of the lovely village of Ash, only 3 miles from Sandwich, one of the best preserved medieval towns in England. The grounds extend to the churchyard of St Nicholas, Ash, a church dating mainly from the fourteenth century. The village has a mini-supermarket and a late night shop as well as a small Boots. The medieval village pub is very popular. Juliet's Farm shop and restaurant are visited by people from far and wide. All these amenities are within a few minutes' walk of the house. The lovely town of Deal is only a 15 minute drive and Canterbury is about 15 minutes. Ramsgate, Margate and Broadstairs are only a short drive away where there are lovely sandy beaches.
