Christmas House
Tucked away just one row back from the seafront, Christmas House is a much loved holiday home, perfect for families or friends. With its relaxed, family-friendly feel, this lovely three-bedroom home offers everything you need for a comfortable coastal escape. The ground floor has two reception rooms, both with a wood burner making it cosy in the winter months.The house has a basement with a dining room which is ideal for gathering together with loved ones after a day of exploring, a well-equipped kitchen with doors to a courtyard garden. Upstairs across two floors, you will find three bedrooms and two bathrooms, one of which is en-suite. Each bedroom is thoughtfully furnished for a comfortable night’s sleep.Children and dogs are warmly welcomed, making Christmas House the perfect choice for a family holiday by the sea. Please note, the stairs are steep, so care is needed with young children and older guests.A wonderful base to explore Deal’s independent shops, cafés, and long promenade, Christmas House offers comfort and charm in equal measure, a true home-from-home at the seaside.

Two hours free parking in Alfred square, and free on-street parking along nearby streets.
The bedrooms are located on the first floor and second floors. The stairs are very classic of a conversation area property and so they are rather steep.
- Check in is 4pm and check out is 10am
- Bed linen and towels are provided, no beach towels
- This property is typical of houses in the conservation area, with steep stairs and low ceilings in places
- There is a Sonos Sound System at the house, which guests are welcome to use (download S1 Sonos app)
- There is a bluetooth speaker at the house, which guests are welcome to use. It's normally kept in the living room
- One dog is welcome. Please note additional pet charges are £25 each per stay
- Wi-Fi access - suitable strength for home working extra warmth in the winter
- Central heating throughout and two wood burners
- The owner provdies picnic plates and cutlery, which will be kept in boxes in the sitting room for beach, as well as deck chairs and wind breaker which guests can also use and find in the garden shed
- Cot and high chair available on request - please note that cot linen is not provided, and so you will need to bring your own
- Please note that we provide a handful of pods for the coffee machine (Nespresso small pods) to get you started
- A starter pack of sundries such as toilet rolls, washing up liquid and hand soaps are provided to get you started, but you may wish to bring more for your self catering holiday - especially if staying for over a week
- We would respectfully ask that the following house rules are adhered to, to avoid any damages. Should any damages arise please note charges may be taken from your security deposit.
- Please note check out is 10am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
- Smoking or vaping is not permitted inside or outside the property at any time. Please no charging of vapes or e-scooters.
- Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
- For fire safety reasons please do not use any candles in the property.
- Please be respectful to neighbours. Quiet hours are between 11pm and 9am.
- Parties and loud music are not permitted.

Frequently Asked Questions
There are lots of local parking options. When you arrive, you can double park for a short time to unload. As the apartment is so central, you will be able to walk everywhere. If you prefer to find free parking, you can head to the seafront and turn left, head down towards the rowing club and it becomes free on road parking (about a 5-7 minute walk). From Alfred Square towards North end of Deal, this is also all free on road parking. Alternatively, you can pre book parking via Just Park at Sainsbury's (10 minute walk) - some people prefer this option as it guarantees them a space.
Yes - you are very welcome to bring one dog with you for an additional charge of £25 per stay.
Yes, there is a Nespresso machine at the house. It takes the small pods, but please note that these are not provided and you will need to bring these with you.

Christmas House is located in the heart of Deal, a much-loved seaside town on Kent’s Heritage Coast known for its relaxed pace and strong sense of community. The seafront and pebble beach are close by, perfect for early morning walks along the promenade or evening strolls as the light fades across the English Channel. Deal’s compact size and elegant Georgian streets make it easy to explore on foot, with cafés, shops and the shoreline all within comfortable reach.
The town’s award-winning high street is a real highlight, offering an excellent mix of independent boutiques, antiques shops, artisan bakeries and well-stocked delis. Food lovers will enjoy the wide choice of seafront pubs, seafood restaurants and cosy wine bars, while Deal Pier remains a focal point for classic seaside views. Nearby Deal Castle and Walmer Castle provide a fascinating insight into the town’s rich naval and maritime heritage.
For those keen to explore further, coastal walking and cycling routes lead north towards Sandwich Bay or south to Kingsdown, both offering wide skies and open sea views. Deal railway station provides direct services to London, making Christmas House an ideal base for both short breaks and longer stays on the Kent coast.

Timeball Tower Museum
A Victorian signalling tower on the seafront, where the timeball still drops on the hour. Four floors of maritime history and smuggling tales, plus views from the top.
The Pop Up Cafe
Spread across a few knocked-together shopfronts on the High Street, The Pop Up Cafe serves homemade sourdough, cheese scones and seasonally changing soups – not to mention some of the best coffee in town!
The Pelican Rooms
A hidden gem tucked above The Blue Pelican on Beach Street, The Pelican Rooms offers facials, massage treatments and so much more in the wellness space. A good one to know for a slower morning in Deal.
Bygga Bo
A little taste of Sweden at Deal’s Saturday market. Bygga Bo bakes cinnamon buns and Fika treats that draw a queue before the stalls have properly opened. A Keepers favourite!
Deal Pier
Kent’s last surviving leisure pier, opened by the Duke of Edinburgh in 1957. Walk its length for sea views, cast a line, or stop at Deal Pier Kitchen at the far end. On a clear day you can see France.
Cycle to Kingsdown
Take the flat coastal path from Deal to Kingsdown, ideal for walking or cycling. Pass Walmer Castle & Gardens, explore Kingsdown’s beautiful beaches and seafront, including The Zetland Arms. Hire bikes locally from Hut 55.

Deal has not one but three Tudor castles built by Henry VIII, namely Deal, Walmer and Sandown. The first two you can visit whilst Sandown (of which only a few stones remain) is on the cycle path that follows the coast.
