There are sea view properties, and then there is Bay View House. Sitting on one of Broadstairs' most beautiful Georgian streets, directly above Viking Bay, this is a characterful townhouse with a garden gate that leads down to the beach. You really are at the centre of it all - the sand, the sea and the independent high street all on your doorstep. The kitchen is a genuinely lovely space with duck egg blue shaker cabinets, a range cooker, a Belfast sink and a built-in bay window seat with a small round table looking out over the garden and sea beyond, the perfect spot for a relaxed breakfasts. The main living spaces are spread across the house in a way that works well for friends and family, a wonderful living room sits on the lower ground floor and really comes into its own for cosy evenings in, with a wood-burning stove, a big dining table, and shelves stocked with board games. It is equally nice in the summer as it is lovely and cool. A shower room sits just off this space, and doors lead up steps to the garden terrace above. The three bedrooms are generous in size and full of natural light. The two generous king size bedrooms look out over the garden and sea beyond, each with original cast iron fireplaces and brass bed frames and sea views. The principal bedroom is something special with a sweeping curved bay window with a cushioned window seat looking directly over Viking Bay, a chandelier overhead and the sea filling the view in every direction. A third bedroom with bunk beds makes the house a great fit for families. The main bathroom is beautifully finished with a bath, a separate walk-in rainfall shower and a double vanity, everything you need after a long day on the beach. Outside, the garden is a real delight and well planted. A terrace with table and chairs makes the most of the sea views, and at the bottom of the garden, the gate opens directly onto Viking Bay, one of the finest sandy beaches in the south of England, and quite literally on your doorstep. Broadstairs has a wonderful high street, excellent cafés, restaurants and independent shops, a busy harbour and the famous annual food festival. Margate and the Turner Contemporary are ten minutes away, Ramsgate ten minutes in the other direction, and London is under ninety minutes from the station, making this one of the most well connected sea view properties on the Kent coast.

55 inch smart TV (Netflix, YouTube), gas fire, board games, books, dining table and seating for 6. Doors out to steps that lead to the garden.

Utility with washing machine, tumble dryer, hoover, drying rack, ironing board.

Bathroom with a shower, WC and basin.

Bedroom One

Sleeps 2, with Kingsize bed, side tables and lamps, feature fireplace, mirror, wardrobe with hangers and drawers underneath. Large bay window seat looking out to the sea.

First floor WC

On the landing, there is a WC with a basin.

Bedroom Two

Sleeps 2, with Kingsize bed, feature fireplace, bedside tables and lamps.

Bedroom Three

Sleeps 2 or 3 on request, with Bunk beds and trundle bed, feature fireplace, bedside table.

One allocated parking space.

The bedrooms are on the first and second floor. The stairs are wooden and typical of an older cottage, but there is a handrail on one side.

  • Check in is 4pm and check out is 10am
  • Bed linen and towels are provided, no beach towels
  • Cafetiere in the kitchen
  • There is a garden with seating and a gate leading to the beach
  • Wi-Fi access is suitable for home working
  • Central heating throughout and a gas fire in the basement for extra warmth
  • Travel cot and high chair available, please add at the point of booking if you would like these for your stay and note that cot linen is not provided
  • One small dog is welcome for an additional charge of £25 per stay
  • Please note that the TV is a Smart TV, and so you will need access or log in details to apps such as Netflix, Amazon Prime etc. These are not provided so you will need to use your own
  • There is a washing machine and dryer on the lower ground floor, no laundry tablets provided
  • A starter pack of sundries such as toilet rolls, washing up liquid and hand soaps are provided to get you started, but you may wish to bring more for your self catering holiday - especially if staying for over a week
  • Please note that the third person for bedroom three can only be a young adult / child as the trundle bed is not suitable for adults

  • We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful home.
  • Please note check out is 10am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
  • Smoking is not permitted in the property at any time.
  • Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
  • For fire safety reasons please do not use any candles in the property.
  • Please be respectful to neighbours. Quiet hours are between 11pm and 9am.
  • Parties and loud music are not permitted.

Broadstairs

Bay View House sits right at the heart of Broadstairs, directly above Viking Bay. Everything that makes Broadstairs special is within a short walk from the beach and the harbour, to the high street and wonderful independent cafes and restaurants. Broadstairs itself is a really pretty seaside town. It has a genuinely good high street, a busy harbour and a community feel that holds even in the height of summer with all the visitors. The annual food festival draws visitors from across the county and afar, and the restaurants and cafes here punch well above what you might expect from a small coastal town, surprising even locals! Viking Bay, reachable directly from the garden gate, is one of the best sandy beaches in the south of England. Sheltered and stunningly beautiful, it's the kind of beach that works just as well for a bracing winter walk as it does for a long summer afternoon. The town's other bays, Botany Bay and Joss Bay, are worth exploring too, each with their own character and quieter stretches of coast. For those arriving by train, Broadstairs station is a short walk from the house, with London just under ninety minutes away on the high speed trains. It's one of the most connected spots on the Kent coast, making Bay View House just as well suited to a long weekend as it is to a proper summer holiday.
