Oldestairs House is a much loved family coastal home built in 1910, located in Kingsdown, a beautiful and still undiscovered village in the corner of England at the end of the White Cliffs of Dover, near Deal and just over an hour from London. The house sleeps ten guests comfortably in five bedrooms. The home has been fully redecorated recently with colours to match the seaside location. Enjoy spending quality time together in the sociable living space, head outside to the large garden or take a short minutes' walk to the beach for a stroll or a swim. This stylish home is perfect for multigenerational families or groups of friends. The house suits family guests as our neighbours are dear friends so is not suitable for parties. Pets are not allowed.

Entrance Hallway /Dining Room

The front door leads into the large hallway and dining room with a dining table and chairs seat 10 people comfortably.

Sitting Room

Large, inviting living space with two four seater velvet sofas, two armchairs, a working fireplace and a Smart TV.

Kitchen

Kitchen with oven, electric hob, double fridge/freezer, microwave and dishwasher, cafetiere and a coffee bean grinder. AGA (currently not in use).

Ground floor WC

Just off the kitchen is a separate boot room with access to the garden and a downstairs WC.

Utility Room

Utility room with washing machine and tumble dryer.

Playroom

Spacious, carpeted playroom with doors leading straight out to the garden. This room has a sofa, table football and various other games for children.

Bedroom One

Bedroom - sleeps 2, with Kingsize bed, bedside table and lamp. Chest of drawers.

Bedroom Two with en-suite bathroom

Bedroom – sleeps 2, with Kingsize bed, bedside tables and lamps, built in wardrobe, chest of drawers and decorative fireplace. En-suite bathroom has a walk in shower, sink and WC.

Bedroom Three

Bedroom – sleeps 2, with two single beds, bedside table and lamp, built in wardrobe. Doors out to balcony with sea views.

Bedroom Four

Bedroom - sleeps 2, with Kingsize bed, bedside tables and lamps, built in wardrobe and chest of drawers. Doors out to balcony with sea views.

Bathroom

Pretty bathroom with bath, wc and basin, but no overhead shower.

Bedroom Five / Study

A recently converted loft bedroom - sleeps 2, with two single beds, bedside lamps and storage space.

Fully enclosed garden with garden seating for relaxing, and table and chairs for dining. Weber Gas BBQ available for guests to use.

The bedrooms are all located on the first and second floors. The stairs are wooden, and have a handrail on one side. The basement is down some steep stairs, but there is a handrail again on one side of the staircase.

There are uneven stone steps down to the property entrance, which in wet weather can be slippy, so please take care at all times.

On road parking outside the property and further free on street parking down on the beach.

This house is an older property with a lot of original features that make it unique and charming. However, due to its age and abundance of original features, the property is quite delicate and needs to be treated with care.

Please be advised that no parties are allowed on the property. Loud house parties can cause damage to the property and disturb the neighbours. If you are looking for a property to host a party or gathering, we kindly ask that you look for an alternative location. We understand that you may be excited about your upcoming stay and want to make the most of it, but we kindly ask that you keep noise levels to a minimum and respect the property and its surroundings.

We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.
No parties, events or gatherings are allowed at the property of any sort.
Please note check out is 10am. Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
Smoking is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Please be respectful to neighbours Quiet hours are between 11pm and 9am.
Parties and loud music are not permitted.

Frequently Asked Questions

There's space to park one car directly outside Oldestairs House itself, so long as you're happy to pull in along the road. If you'd prefer more room, free on-street parking is generally available along Oldstairs Road and Undercliffe Road, with a little more space usually found towards the Kingsdown Beach end, though this can get busier during peak season and at weekends.

Yes, the garden is perfect for dogs as it is completely enclosed. The back gate also opens up towards the beach, and the seafront is less than a minutes walk away.

Yes, there is a Nespresso coffee machine. Please note that pods are not provided, and the machine takes the smaller pods. The Zetland Arms does lovely coffee, which is just around the corner, as do Hut 55 in Walmer, which you will pass when walking into Deal.

Absolutely loved Oldestairs House. The bedrooms are great. The reception rooms are generous and comfortable. There's a wonderful, relaxed ambiance to the house which adds to the holiday vibe. There are some fabulous walks from the door. The weather was terrible, but the house has enough room to accommodate the great British vacation. Ubers in the area are also really easy to get so we could walk to St Margaret's Bay and taxi back when the rain came in. The games room could do with a little love, and we missed the football table (which appears in the photos, but was not in the house). I would also be tempted to put a more comfortable set of chairs in the small, strip sunroom. I can't speak highly enough of the service from Keepers Cottages. Lovely holiday, great house, good location would recommend.

We had a wonderful time at Oldestairs. The house is beautiful and full of character and Keepers Cottages made everything extremely easy for us. The beds are really comfy and while its an old house everything works well. The location is fantastic, moments from the beach and there is masses to do in the surrounding area.

We had a wonderful time at Oldestairs. The house is very beautiful and well appointed with everything one needs. We thought that two bathrooms for ten people would be tough, but there are two extra guest toilets and some basins in the bedrooms that alleviated the pressure on the shared facilities.

A lovely old house with lots of character. Beautiful speakers for those who appreciate music. We had a lovely few days at Oldstairs with our kids and grandchildren whilst visiting family in the area. The younger ones particularly enjoyed the games room, especially our 4 year old who loved the Lego box - thank you, it’s his favorite past time. It’s a short walk to the beach and the two local pubs. Recommend booking if you want to eat at either of them. All in all a wonderful stay. Thank you

An excellent, spacious, well furnished house with a large garden in a wonderful location close to the shingle beach and walking distance from at least two pubs. Lovely walks along the coast path to Deal, or along the cliffs to St Margaret's Bay and beyond.The kitchen was spacious and well equipped but could do with more mugs and saucepans and crockery/cutlery for children. The games room was a great success with both adults and children although the table football needed some repairs. The garden was safe and large.

Our party of seven greatly enjoyed their stay at Oldestairs House in Kingsdown. The house, 50 metres from the beach, has character and style. The rooms and bathrooms are comfortable and neat. The kitchen is well equipped. Dining room and living room are spacious, but on the dark side. There is a large garden and a cool terrace. We were surprised in the garden by a fox that came to pick a piece of stilton cheese from our table. The house is close to the Saxon Shore Way. The walk from Kingstown to Dover is lovely.

The house and garden were gorgeous and extremely spacious and comfortable for our family reunion of 10 adults. The location was perfect for walks along the coast and pubs within easy walking distance for an.evening out!

Oldstairs House, is a grand old lady. A bit creaky here and there, and worn in places, although clean and tastefully dressed. Kitchen well equipped and dining hall sat 10 comfortably. Beds were comfy and rooms were so dark and quiet at night, therefore good nights sleep. Be aware that there is only one shower in the en-suite, no problem, but had to queue in the morning. The children loved all the different levels, nooks and crannies and thoroughly enjoyed the large, safe garden. Location is perfect for beach and walks. Couldnt get a table in the Zetland Arms, need to book weeks in advance. Overall, Oldstairs is a place to kick off your shoes and relax. We all had a lovely time.

We loved the quirkiness of the house and the decor and the location, so would recommend it on those basis.Couple of comments though - could do with an extra shower for a large party, and the shower is in one of the bedrooms which just meant it took a bit of logistics as we were a group of friends staying, not families.The garden hadn't been maintained and the lawns weren't mown and there weren't many places to sit out which was a shame as the weather was great on Saturday. I think that for the price, you'd expect the outside to be in a good condition.And in the twin room on the first floor, the single duvet on the bed furthest from the door smelt strongly of cat pee - the duvet was clean, but that's a smell that doesn't easily come out, so I think that that should be changed.

We had a fabulous stay at the extremely comfortable Oldestairs cottage. We were a family group ranging in age from 10 to 83 and the cottage suited us all. It is sympathetically and beautifully designed inside, full of nooks and crannies of interest and comfortable places to relax. There is really noticeable attention to detail. The house is much bigger than the photos on the website show. The kitchen is well equipped, the views of the sea calming and the large garden the perfect place to let off steam. The owner is attentive- even sourcing replacement balls for the football table when we could not find them.The setting is great too. Literally a minute from the beach, we were straight in the water even in October and could then enjoy an excellent meal at the Zealand Arms. There is easy flat walking along the beach to Deal, or a cliff top walk to St Margaret’s the other way.We will definitely be returning!

Kingsdown

The property is located in the picturesque village of Kingsdown with an abundance of beautiful walks, it's own shingle beach, views of the White Cliffs, village shops and three wonderful pubs to choose between. Stay put and enjoy swimming in the sea or walk or cycle into the vibrant seaside town of Deal with it's thriving Saturday market, variety of independent shops, delis and boutique restaurants.

Walmer Castle and Gardens is only a 20 minute walk away and is great for family days out with the kids. Meanwhile, Sandwich Bay is only 15 minute away by car and at very low tide you can walk along the sand for miles. Dogs are welcome too. We recommend checking tide times and please note that this can only be accessed via a toll road (please check prices online).

For your everyday essentials, the closest shops are in the village of Kingsdown (only 1 mile away). Here you'll find a butchers, which has a great source of meats for a barbeque. Collect the morning paper from the newsagents or milk and other essentials from the general stores. Stop by for a drink and maybe a meal at one of Kingsdown's traditional village pubs.

Getting around

A car is recommended for travelling to the property and ease of getting around, there is also parking at the property. The nearest train station is Walmer Station (7 minutes by car or taxi).
