With panoramic views across the English Channel and perched above the White Cliffs of Dover, Pip’s Lookout is a coastal retreat unlike any other. Set within the iconic Old Coastguard Lookout – the nearest building in the UK to France and a striking 1920s Art Deco landmark – this historic clifftop home boasts one of the most spectacular and uninterrupted sea views on the Kent coast. Described by The Sunday Times Travel Magazine as one of the places to stay for the best views in England, Pip’s Lookout occupies an unrivalled position where France shimmers on the horizon on clear days and ships glide endlessly through one of the world’s busiest shipping lanes below. Steeped in history, the building began life as a coastguard station in the 1920s before playing an important role in Britain’s wartime radar operations, helping to monitor activity across the Channel during World War II. Today, it offers something far more relaxing: a unique coastal escape where heritage, comfort and breathtaking scenery come together. Arranged across two floors, the property is centred around a stunning first floor sitting room with pine-panelled ceilings, plantation shutters, coastal inspired interiors and a cosy wood burning stove. Large windows frame endless sea views, while doors open directly onto a sea facing balcony – the perfect spot for morning coffee, sunset drinks or simply watching the ever changing seascape. Upstairs, two comfortable bedrooms and a family bathroom provide a peaceful retreat, while the well equipped kitchen and utility room ensure everything needed for holiday cooking and a truly relaxing stay. Just moments from the famous South Foreland Lighthouse and surrounded by spectacular clifftop walking routes, Pip’s Lookout sits in an enviable position above St Margaret’s Bay. A beautiful walk along the White Cliffs leads directly down to the beach below, where visitors can enjoy the bay’s charming shoreline and clear waters. From sunrise to sunset, the ever-changing light across the Channel creates a truly magical backdrop. Perfectly placed for exploring Kent’s coast, guests can discover the creative, arty and classic British seaside towns of Folkestone, Deal, Margate, Broadstairs and Ramsgate. The historic Cathedral city of Canterbury is on 30 minutes by car. For an extra special adventure, a ferry crossing from Dover makes for an unforgettable day trip across the Channel. Whether you’re seeking invigorating coastal walks, cosy evenings by the fire, fascinating history or simply a place to switch off and absorb the views, Pip’s Lookout offers an unforgettable stay in one of England’s most remarkable coastal settings.

Frequently Asked Questions

Pips Lookout is named after the owners much-loved dad, a big London character known as Pip, whose heart always belonged to Kent and its coastline. A beach photographer and fairground barker at Dreamland in Margate, he spent a lifetime of Summers enjoying the sights, stories and sea air of this special corner of England. His nickname came from Pip in Charles Dickens Great Expectations novel deeply connected to Kent and its landscapes. It seemed a fitting name for someone who loved the Kent coast so much. You will find his portrait hanging proudly above the wood burner

Yes, the garden is enclosed with a railing all the way around the property.

Yes, there is a Nespresso coffee machine. A starter of pods will be provided, and the machine takes the smaller pods if you wish to bring more. The Zetland Arms in Kingsdown does lovely coffee as do Hut 55 in Walmer or Climpsons on Deal High Street.

The village of St Margarets is about a mile away. The Coastguard Pub is also just at the end of Bay Hill, on the beach. You can walk here from the house.

Reviews

St Margaret's Bay

From the house, you can step directly onto some of England’s most spectacular walking routes, including the King Charles III England Coast Path and the Saxon Shore Way. The South Foreland Lighthouse, secluded beach and dramatic cliff paths are moments away, while the charming villages, pubs and restaurants of St Margaret’s Bay, Deal and the wider Kent coast are all within easy reach. Set within National Trust land on the iconic Kent coastline, this historic clifftop retreat occupies the closest point in the UK to mainland Europe, where France is visible on a clear day. The surrounding landscape is as memorable as the house itself. Peregrine falcons soar above the cliffs, seals can often be spotted below, and wildflowers blanket the chalk grasslands through spring and summer. In winter, roaring fires and stormy seas create the ultimate cosy retreat; in summer, long sunlit evenings on the balcony feel almost Mediterranean. For those travelling by train, Pip's Lookout is equally well connected to Dover, Deal or Walmer stations, all of which have High Speed services from London St Pancras International. There are two local pubs in the village, both offering delicious menus alongside a good selection of local ales - perfect for a relaxed lunch on the beach or an evening meal. Kingsdown village is just 10 minutes by car, with convenience shops (newsagents and butchers). The vibrant seaside town of Deal is only a 15 minute drive by car, where you'll find a charming High Street lined with independent shops, galleries and cafes. There is a Saturday market hosted in Union Road car park between 8am-2pm all year round, which is a must visit - especially for the famous Swedish buns from Bygaboo (arrive early as they sell out quickly!). Deal is also home to a great foodie scene - The Rose Hotel and The Blue Pelican are two that should be top of your list. The Pop Up Café is a favourite spot for coffee, brunch or lunch, and it is open throughout the week. For a slightly bigger adventure, Dover is only 10 minutes by car, meaning a spontaneous day trip to France is easy. Further along the coast are the much loved seaside towns of Margate, Broadstairs and Whitstable. Each offers its own character and charm.
